The Villa

Dune House is a casually sophisticated beachfront estate on Long Bay Beach, where Belgian and Scandinavian design sensibilities meet the unhurried pace of the Caribbean. Designed by the architectural firm Blee Halligan, the villa’s 6,000 square feet of interior space is organised around floor-to-ceiling glass sliding doors that dissolve the boundary between indoors and out — drawing the eye from the high-ceilinged living spaces outward to lush tropical gardens and the clear aqua water beyond. Native stonework and locally milled woods bring warmth and depth to the modern aesthetic, and the result is a home that has been edited with a sure hand: nothing extraneous, nothing missing, and a quality of light throughout that makes even a quiet afternoon feel considered.

The Location

Dune House sits on one of the finest and least disturbed stretches of Long Bay Beach — eighty feet of private frontage on fine white sand, with the kind of uninterrupted ocean view that is increasingly difficult to find in Turks and Caicos. The gated 1.1-acre property is generously planted, creating a sense of seclusion that belies the convenience of its position: the best restaurants, shopping, kitesurfing, and golf on Providenciales are a short drive away, and the beach itself is yours.

The Bedrooms

Eight en-suite bedrooms are distributed across the main house, two private casitas, two family bunk lodges, and a freestanding barn apartment — an arrangement that gives larger groups both togetherness and independence in equal measure. All bedrooms feature rain showers, ceiling fans, safes, and television, with Tedee electronic door keys throughout.

The primary bedroom in the main house occupies the upper floor and offers an ocean view, king-size bed, private balcony, en-suite bathroom, open-concept wardrobe with safe, and SONOS. Bedroom two mirrors this with its own ocean view, king-size bed, balcony, and en-suite. Bedroom three, also on the upper floor, has a garden view and balcony alongside the same considered finishes. All three main house bedrooms are finished with drapes and curtains and feel distinctly calm.

Casita One is a private oceanfront retreat with a king-size bed, balcony, open wardrobe with safe, en-suite bathroom, and SONOS. Casita Two offers a garden view with equal elegance — king-size bed, balcony, open wardrobe with safe, and en-suite. Both casitas carry the same refined simplicity as the main house, with a degree of separation that makes them particularly well suited to guests who appreciate their own entrance and rhythm.

The two family rooms sit on the first floor, separate from the main house and casitas. Each offers two XL twin beds convertible to a king, two further twin beds in a loft above, garden views, an en-suite bathroom, open wardrobe with safe, and ceiling fan — one with a balcony. The barn apartment stands apart as the most self-contained option: a king-size bedroom with en-suite bathroom, full kitchenette, garden view, balcony, and ceiling fan, positioned close to the gate entrance for complete privacy.

Indoors

The interior of Dune House flows around a spacious kitchen and a series of living and dining areas designed for effortless movement between them. The sunken media lounge, with its 85-inch television, anchors the more relaxed end of the indoor spaces, and SONOS music runs throughout the property — indoors and out. A dedicated office, powder room, and washer and dryer for guest use ensure that the practical side of a longer stay is quietly handled. High-speed complimentary Wi-Fi and a comprehensive house alarm system complete the interior provision.

Outdoors

The outdoor spaces at Dune House are exceptional in their range. A heated 10,949-gallon swimming pool and a separate 2,812-gallon heated dipping pool with its own bar sit at the heart of the exterior, with a cocktail lounge, dining terrace, and 55-inch outdoor television for evenings that extend past sunset. Two firepits on the beach terrace are perfect for late nights under the stars, and two beach decks provide additional lounging space directly on the sand. An outdoor BBQ, cascading waterfall, and multiple alfresco dining configurations mean that mealtimes can be as casual or as curated as the mood demands. The estate runs on solar energy powered by Tesla Powerwall storage.

For the more active, a pickleball court, four stand-up paddleboards, five bicycles, and an ocean floating lounge provide plenty of ways to fill the hours between meals. A Peloton bike is available for those who prefer to stay on land. An automated mosquito misting system ensures evenings outdoors remain uninterrupted, and Diptyque bath amenities are provided throughout.

Dune House is staffed with a daily chef, villa host, housekeeper, and daily concierge service. Pre-arrival grocery shopping is arranged on request, charged at cost, so that the villa is stocked and ready before guests arrive. The daily chef brings equal attentiveness to a relaxed beach lunch as to a more formal dinner on the terrace — and with a waterfall, two firepits, and eighty feet of beach to choose from, the setting always does its part.
