The Villa

Formerly known as Amazing Grace, Sea Breeze Estate has been reimagined from the ground up — a West Indies classic transformed into a contemporary beachfront masterpiece without losing any of the warmth and character that made the original so beloved. High vaulted ceilings, rich wood accents, and expansive floor-to-ceiling windows define an interior that feels both grand and genuinely liveable, while outside, 7.5 acres of pristine coastline deliver the kind of seclusion that is increasingly rare on Providenciales. The Location

Sea Breeze Estate sits on a secluded stretch of Providenciales’ coastline, with direct beach access, dock access for watersports, and ocean views from six of its eight bedrooms. The 7.5-acre grounds are planted with lush tropical gardens and enclosed within an electronically gated perimeter, creating a self-contained world in which everything — from the beach-entry pool to the tennis court to the pizza oven — is always within reach. Grace Bay’s dining and amenities are a short drive away, but very few guests find themselves in a hurry to leave.

The Bedrooms

Eight ensuite bedrooms are distributed across the main house and a separate guest house, with configurations that suit couples, families, and larger groups with ease. The main house offers five bedrooms across two floors, while the guest house provides two king suites and a dedicated bunk room for younger guests.

In the main house, the principal suite occupies the second floor and offers a king bed, ocean views, a balcony, a walk-in closet with safe, and an ensuite with both indoor and outdoor shower. Two further second-floor bedrooms complete the upper level: one with two twin beds convertible to a king and ocean views, and one with a queen bed and ocean views, each with its own ensuite. On the ground floor, a king bedroom offers garden and ocean views with a double-sink ensuite, and a fifth bedroom offers two twin beds convertible to a king with garden outlook and ensuite. All five main house bedrooms are equipped with a television.

The guest house adds three further bedrooms. Two king suites — one on the ground floor with a patio and ocean views, one on the second floor with a balcony and ocean views — each include a walk-in closet, safe, television, and an ensuite with double sink and bathtub. A bunk room on the second floor is dedicated to younger guests, sleeping eight across four sets of single bunks, with a garden view, double-sink ensuite, television, and two separate toilets.

The interior of Sea Breeze Estate is as comprehensive as it is considered. The spacious living room and media room provide distinct spaces for gathering and unwinding, while the indoor dining area seats up to sixteen guests beneath the villa’s soaring ceilings. A fully equipped chef’s kitchen, a separate family kitchen, and a state-of-the-art kosher kitchen ensure the estate can cater to any culinary preference or dietary requirement — a genuinely rare offering in the Caribbean. The guest house adds its own living room and kitchenette for additional independence. A fully equipped gym with two Peloton bikes, a treadmill, step machine, Pilates reformer, and free weights occupies its own dedicated space with a full bathroom.
